Free Property Walkthrough Brisbane: FAQ

Common questions before booking a walkthrough with Daniel, including suburbs covered, timing, what is included, and what to expect afterwards.

This page collects the questions owners ask most often before booking a walkthrough. If something here is unclear, the easiest way to ask is to call Daniel directly on 0412 523 821 or to fill in the booking form on the walkthrough page.

Is the walkthrough actually free?

Yes. There is no charge for the walkthrough, no charge for the written summary that follows, and no charge for any of the follow-up conversations afterwards. Daniel does these as a free service across Brisbane's inner east. The reason is straightforward. The agents who get the long-term referrals and listings in this market are the ones who give straight advice early, before there is any commercial relationship. The economics work over years, not over a single conversation.

What suburbs does Daniel cover?

Brisbane's inner east, primarily: Bulimba, Hawthorne, Balmoral, Morningside, Cannon Hill, Carina, Carina Heights, Camp Hill, Coorparoo, Norman Park, East Brisbane, Murarrie, Hemmant, Tingalpa, Seven Hills, Carindale, Mount Gravatt East, Holland Park, and Stones Corner. If your property is on the edge of this area, ask. Daniel travels to neighbouring suburbs where it makes sense.

How quickly can it be booked?

Most walkthroughs are booked within the same week. Weekday evenings (4pm onwards) and Saturday mornings tend to be the easiest slots. If your timing is urgent because of a settlement, an interstate move, or a personal deadline, mention it on the booking form. Daniel will work to fit you in earlier where possible.

How long does it take?

The walk itself is 20 to 30 minutes. The kitchen-bench conversation that follows is another 30 to 45 minutes. Total time on site is usually around an hour, sometimes a bit longer if there is a lot to talk through. The written summary follows within two to three days.

Do I need to prepare anything?

A quick tidy is plenty. Anything you can do to make sure all rooms are accessible (including the garage and any storage areas) is helpful. You do not need to clean professionally, declutter for inspections, or stage anything. Real advice is built on what is really there.

Documents that are useful but not essential: council rates notice, body corporate notices, prior building or pest reports, any prior appraisals, and a survey or site plan if you have one. None are required for the walkthrough to go ahead.

Will my information be shared?

No. The walkthrough is confidential. Your address, your timing, and any personal context stays between you and Daniel. The information is not shared with the Ray White office, with the broader agent network, or with anyone else.

What if I am also speaking to other agents?

That is the right thing to do, and it is encouraged. A walkthrough does not put you in any obligation. Daniel will not ask whether you are also speaking to others, and the conversation will not change based on your answer.

Can a walkthrough happen over video?

If you cannot be in Brisbane in person, Daniel can do the walk on site (with permission to enter) and the conversation by video afterwards. This is common for interstate owners, deceased estates, and tenanted properties where the owner is not local. The written summary is the same.

Will I be added to a mailing list?

No. Daniel does not run an automated nurture sequence after walkthroughs. The next contact is when you reach out. The reason is reputational: the inner east is small, and owners who feel pursued tell other owners.

What if I decide not to sell?

A perfectly valid outcome. Many walkthroughs end with the owner deciding to hold for another year or two, often with a clearer view of what to focus on in the meantime. That is a successful walkthrough.

Does it commit me to listing with Daniel?

Not at all. There is no contract, no exclusivity, no implied obligation. If and when you decide to list, you choose the agent. Many owners who book a walkthrough end up listing with someone else, and that is fine. The walkthrough is delivered the same way regardless.

What about a tenanted property?

The walkthrough still works. You will need to give the legally required notice to the tenants under the residential tenancy act (24 hours minimum, in writing). Daniel can be flexible on timing to suit the tenants where possible. If access is limited, the walk can be shorter and the conversation longer.
