Land value, not purchase price
Land tax is calculated on the unimproved value of land as assessed by the Queensland Valuer-General, not the purchase price. Find your land value on your council rates notice or at qld.gov.au. If you own multiple properties, all non-exempt land values are aggregated.

Company / Trust: Threshold is $350,000. Absentee surcharge adds 3% on the portion of land value above $350,000. Foreign companies and trusts pay higher rates again. Always confirm with a tax accountant for complex structures. Source: Queensland Revenue Office.
