Morningside vs Cannon Hill: How to Choose

Two rail suburbs, side by side, with different centres of gravity. One leans toward the Oxford Street lifestyle strip, the other toward space, schools and the Gateway. Here is the honest comparison.

Morningside and Cannon Hill share the Cleveland rail line, the Wynnum Road corridor and a long suburban boundary, and buyers in Brisbane's inner east routinely shortlist both. They are more alike than different, which makes the genuine differences worth spelling out clearly.

The short answer

Morningside is the inner neighbour, one rail stop closer to town, with more character housing and the Bulimba and Hawthorne dining precincts effectively on its shoulder. Cannon Hill is the family workhorse: post-war homes on solid blocks, Cannon Hill Anglican College within the suburb, the Plaza retail precinct for daily needs, and the Gateway Motorway close by for airport and coast runs.

Housing stock

Morningside mixes character Queenslanders and post-war timber homes with a meaningful share of townhouses and units, particularly around the station and along the main corridors. That mix gives buyers more entry points and gives the suburb a busier, more varied feel street to street. Cannon Hill is more uniformly detached housing, with post-war brick and timber homes on blocks that hold their size well as you move away from the corridors. Contemporary rebuilds are appearing in both, but the raw material differs: Morningside offers more verandahs and lattice, Cannon Hill more brick solidity and backyard.

Schools

Cannon Hill Anglican College is the anchor here, drawing families from across the corridor and giving Cannon Hill addresses a school-run advantage that shows up in buyer demand. Both suburbs have their own state primary schools, with state secondary catchments running toward Balmoral State High School depending on the street. St Oliver Plunkett Catholic Primary in Cannon Hill adds a further option. As always in this corridor, catchment boundaries move street by street, so confirm any specific address through the Queensland Government's lookup before you commit.

Lifestyle and getting around

Both suburbs ride the Cleveland line, which is the shared headline. The lifestyle split is about which direction your evenings run. Morningside residents drift down to Oxford Street in Bulimba and the Hawthorne cinema strip, some on foot from the northern streets. Cannon Hill residents use the Plaza precinct for daily life and value the Gateway for weekend escapes, with the Minnippi parkland and its golf course adding green space on the suburb's edge. Neither choice is wrong. They are simply different weekly rhythms.

Which buyers choose which

Buyers who choose Morningside tend to be buying proximity to the Bulimba lifestyle at a more accessible entry point than Bulimba itself, or securing character housing with rail access. Buyers who choose Cannon Hill are usually anchoring to the college, the block sizes or the Gateway, and many are upgraders from units closer in who want a backyard without leaving the rail line. Investors are active in both, drawn by the same fundamentals the owner-occupiers want.

If you are selling

Sellers in either suburb are marketing to buyers who have inspected next door. A Morningside character home should lead with what Cannon Hill has less of: the verandahs, the proximity to Oxford Street, the inner position. A Cannon Hill family home should lead with the college, the block and the Gateway. The campaign guides cover the detail: selling in Morningside and selling in Cannon Hill, with buyer detail in the Morningside buyer guide and the Cannon Hill buyer guide.
